It's important to follow the right steps when looking for a new home to ensure everything goes smoothly, and you find the property that suits you best.
1. Find Your Property Online
Don't underestimate the importance of choosing the right property. The wrong one could impact your renting experience.
Simply search our website for properties in your preferred areas.
Once you've shortlisted properties, compare them to see which best fulfils your needs. Then, attend open homes or request an inspection by clicking the 'Book Inspection' button.
You'll receive a confirmation via email or SMS with the inspection details.
2. Attend an Inspection
Arrive on time to the inspection and take note of the property's features. It's essential to ensure that the home meets your needs before applying.
We cannot process applications unless you have seen the property. Please raise any concerns or questions during the inspection, as the property will be leased as viewed.
3. Submit Your Application
Once you've found a property you love, submit your application. Each adult living in the property must complete an individual application.
Click ‘Apply Now’ on the property listing page. You’ll need to provide the following information:
- - Basic personal details
- - Current and previous addresses
- - Next of kin contact details
- - Personal and professional references
- - Rental history
- - 100 points of identification (e.g., driver's licence, passport)
- - Employment details or proof of income
- - Any other documents requested by the property manager
We aim to process applications within 48 hours. However, missing information may cause delays. The property owner makes the final decision on successful applicants.
4. Accept the Lease
Once approved, you’ll need to sign the lease within 24-48 hours. This can be done electronically for your convenience.
You will need to pay two weeks' rent in advance and the agreed bond amount. Remember, the lease is a legally binding agreement and cannot be cancelled once signed.
On the day your tenancy starts, collect your keys from our office. Our property manager will explain the process for reporting maintenance and emergency repairs, and you’ll receive a welcome email to register for your tenant portal.
Maloney’s Property is happy to assist you during this exciting time, and we hope you enjoy your new home.
