Becoming a tenant

 

It͛'s important that when you are looking for a new home that you don͛'t skip any steps to ensure that everything goes smoothly and you find the right property for you.

By following the simple steps below this should be a stress free process  

1. Find your property online

Don͛t underestimate the importance of choosing the right property, because the wrong one could ruin your renting experience.

Simply search our website for properties located in your preferred areas.

Once you͛ve shortened your list to a handful of properties, you can start comparing the ones that fulfil your needs, and pick your favourites to take a closer look at.

The next step is attending open homes for the properties you are interested in, if there is not one advertised click the Book Inspection͛ button and fill in the details as required.

You'll receive a confirmation email or an SMS, depending on the details providing the time and date of the inspection.

2. Attend an inspection

Arrive on time to the inspection and keep a sharp eye as you look around. It͛s important that you know a home has all the features you need before you apply to live in it.  

We cannot process your application if you have not seen the property and it is important that you check at the viewing any items that are important to you before you apply.

If you have any questions regarding the property ensure to ask at this time and remember that the property will be leased as you have viewed it. If you are not happy with any aspect of the property you are viewing please discuss this with the agent prior to proceeding further.

3. Submit your application

Once you͛'ve found and inspected a property that you love, the next thing you need to do is put in your application. We will require an application completed by each adult that will be living in the property.

You can click 'Apply Now' on the property of your choice on our website. 

You'll need to provide the following crucial information if anything is missing this will delay the process:

  • Basic personal details
  • Details of your current and previous addresses
  • Next of kin contact details
  • Personal and professional references
  • Details of rental history
  • 100 points of identification – for example, your driver͛s license, passport, birth certificate, or bank statement
  • Employment details or proof of income
  • Any other documents requested by the property manager

After that, we try to get it processed within 48 hours so that you know the result as soon as possible. If any of the above items are missing this will delay the processing time. Ultimately the owner will make the decision about the successful applicant. 

4. Accept the lease

After you find out that you͛ve been approved for the tenancy, you͛'ll need to sign the lease within 24-48 hours so that we can cease advertising the property.  Our tenancy agreements are now signed electronically meaning you do not need to make time to come into the office.

At this point, you will be required to pay 2 weeks rent in advance, and pay the agreed bond amount.  Please remember you are signing a binding contract and it cannot be cancelled after you have signed the agreement.

This initial payment will need to be transferred using the bank account details and reference you are provided. These are one off details and regular rent will be required to be paid via direct debit.

On the day your tenancu commences we will ask that you make time to come and collect your keys, and at that time the property manager will go over the processes for reporting maintenance and emergency repairs. Keep an eye out for your welcome email with the link to register for your tenant portal.
