URGENT Maintenance Repairs

All urgent repairs need to be reported to our office during business hours on 02 6232 0100.

If you need to organise repairs after business hours please ensure that we are notified on the next available business day of the work that was required to be carried out. Your tenancy agreement is very clear on when repairs are urgent please understand that if you arrange maintenance that is not deemed urgent you may be responsible for payment of any costs incurred. Only repairs outlined below are urgent, all other repairs should be reported by filling in the maintenance request form on the previous page.

1. Please read what constitutes an URGENT REPAIR in the panel below.

2. Call the property manager regarding the issue on 6232 0100.

3. If the office is closed contact the relevant tradesman listed at the bottom of this page.

4. Fill out the form below so the proeprty manager is notified when the office opens.

The tenant shall notify lessor (or the lessor's nominee) of the need for urgent repairs as soon as practical, and the lessor shall, subject to clause 82 carry out those repairs as soon as necessary, having regard to the nature of the problem.

The following are urgent repairs in respect of the premises, or services or fixtures supplied by the lessor:

A) A burst water service
B) A blocked or broken lavatory system;
C) A serious roof leak;
D) A gas leak;
E) A dangerous electrical fault;
F) Flooding or serious flood damage;
G) Serious storm or fire damage;
H) A failure of gas, electricity or water supply to the premises;
I) The failure of a refrigerator supplied with the premises;
J) A failure or breakdown of any service on the premises essential for hot water, cooking, heating or laundering;
K) A fault or damage that causes the residential premises to be unsafe or insecure;
L) A Fault or damage likely to cause injuryto person or property;
M) A serious fault in any door, staircase, lift or other common area which inhibits or unduly inconveniences the tenant in gaining access to and use of the premises.

Please remember to contact ACTEWAGL or ICON Water before calling a plumber or electrician as the fault may be with the supplier not the property, if an electrical failure is a result of an appliance owned by you or failure to check for a supply outage you will being responsible for costs.
