Urgent Maintenance Repairs

All urgent repairs must be reported to our office during business hours on 02 6232 0100.

If you need to organise repairs after business hours, please ensure we are notified on the next available business day of the work required. Your tenancy agreement outlines what is considered urgent. If you arrange non-urgent repairs, you may be responsible for any incurred costs. Only the repairs listed below are deemed urgent. All other repairs should be reported via the maintenance request form.

1. Please review what constitutes an URGENT REPAIR below.

2. Contact the property manager regarding the issue at 02 6232 0100.

3. If the office is closed, contact the relevant tradesperson listed at the bottom of this page.

4. Log into your tenant portal so the property manager is notified when the office reopens. Click Here to Log In

The tenant shall notify the lessor (or the lessor's nominee) of the need for urgent repairs as soon as practical. The lessor shall carry out those repairs as soon as necessary, considering the nature of the problem.

Urgent repairs include:

A) A burst water service

B) A blocked or broken lavatory system

C) A serious roof leak

D) A gas leak

E) A dangerous electrical fault

F) Flooding or serious flood damage

G) Serious storm or fire damage

H) Failure of gas, electricity, or water supply to the premises

I) Failure of a refrigerator supplied with the premises

J) A failure or breakdown of services essential for hot water, cooking, heating, cooling or laundering

K) Damage that causes the premises to be unsafe or insecure

L) Fault or damage likely to cause injury to person or property

M) Serious fault in common areas like doors, stairs, or lifts

Please contact ACTEWAGL or ICON Water before calling a plumber or electrician, as the fault may be with the supplier. If the fault is due to an appliance owned by you or failure to check for a supply outage, you may be responsible for the costs.
