Before you collect your keys on your lease start date, it’s your responsibility to ensure that power, gas, phone, internet, and any other essential services are connected.

You will receive an electronic condition report on your move-in date. Complete it on your phone or tablet and return it within the first 14 days of your tenancy. If not returned, the original inspection will be used at the end of the tenancy.

This document protects both you and the owner, so it’s essential to go through it thoroughly. Amendments cannot be made after the 14-day period.

Attached to your welcome email is a tenant’s handbook, which answers most questions during your tenancy, including how to report maintenance. Additionally, your first inspection date will be emailed to you within the first week. Make sure to note this in your diary or calendar.

Don’t forget to purchase home contents insurance. Your belongings aren’t covered under the owner’s insurance if they’re damaged or destroyed. Contact your insurer to ensure you’re fully covered in case of incidents.

Renting Made Simple

Renting should be simple and stress-free. Follow these steps to avoid potential issues:

  • ✔ Take care of the property as if it were your own
  • ✔ Keep the property well presented for inspections
  • ✔ Report any damage or maintenance issues immediately
  • ✔ Request permission for any changes to the property (e.g., hooks, painting)
  • ✔ Seek approval for any changes to the lease (e.g., additional tenants)
  • ✔ Keep all tenancy-related documents in a safe place
  • ✔ Respect neighbours and adhere to strata bylaws if applicable
  • ✔ Give appropriate notice if you plan to move out, as per your lease agreement
