All Maloney’s new tenants are required to pay rent via direct debit using MePay via a tenant portal. This service is provided at no cost, and we can adjust the rent due dates to suit your preferred schedule.
Maloney’s enforces a strict zero-tolerance policy for rent arrears. If your rent is more than 2 days late, you will be contacted by phone and SMS daily. If rent remains unpaid for 8 days, a notice to remedy will be issued, which could result in a notice to vacate.
Rent must always be paid in advance. For example, if you pay rent on a fortnightly basis every Thursday, that payment covers the upcoming two weeks. The rent paid in advance is used up as time passes, and rent becomes due again on the next scheduled payment date.
Tenants sometimes mistakenly believe they have an extra two weeks of rent ‘in advance’ when giving notice to vacate. However, rent in advance is used up by the time the next payment is due.
In Maloney’s system, rent paid is always up to and including the date on your receipt. If you wish to change the date your rent is due, you must notify us in writing.
When you decide to vacate the property, the final rent is calculated on a daily basis, up until the day you return the keys and vacate the premises.
